- Title and
Short Title
An Ordinance
establishing
regulations and
restrictions for
the location and
use of lots,
land, buildings,
and other
structures; the
height, number
of stories, and
size or bulk of
buildings and
structures; the
density of
population;
off-street
parking and
signs in Dingman
Township, Pike
County,
Pennsylvania.
This Ordinance
shall be known
as, and may be
cited as the
Dingman Township
Zoning
Ordinance.

- Purpose
This Ordinance
is created for
the purposes of
promoting and
protecting the
public health,
safety, morals
and general
welfare;
coordinated and
practical
community
development;
proper density
of population;
adequate light
and air;
necessary police
protection,
vehicle parking
and loading
space,
transportation,
water, sewerage,
schools, public
grounds and
other public
requirements as
well as
preventing
overcrowding of
land, blight,
traffic
congestion and
hazards, loss of
health, life or
property from
fire, flood,
panic or other
dangers.

- Community
Development
Objectives
This Ordinance
is adopted to
implement the
Dingman Township
Comprehensive
Plan. It is in
general
conformance with
the elements of
the
comprehensive
plan and is
designed:
1. To
achieve the best
use of the land
within the
Township,
insuring that
varying land
uses will
complement one
another and thus
improve the
economic and
aesthetic
character of the
community.
2. To
establish
realistic
population
densities in
order to insure
adequate
circulation,
health
standards,
privacy and open
space and in
order to provide
utilities,
protection,
services and
facilities in
the most
convenient and
efficient
manner.
3. To
improve the road
system for
better internal
circulation and
movement of
through traffic,
which will
facilitate the
efficient and
safe movement of
people and
goods.
4. To
guide the
location of
future
development and
establish
developmental
standards in
such a way that
negative impacts
on the natural
environment and
natural
resources are
minimized, and
to minimize
existing and
future water,
air and noise
pollution.
5. To
encourage and
promote the
provisions of a
wide-range and
variety of
housing types to
meet the needs
of all Township
residents,
newly-formed
households,
growing families
and senior
citizens.
6. To
strive for
coordination of
policies, plans,
and programs in
the Township and
region through
cooperation
among governing
officials and
special interest
groups in both
the public and
private sectors.
7. To
expand and
activate a
continuing
planning program
that will serve
to continually
update and
revise planning
goals and
objectives, and
the operational
tools necessary
for
implementation,
in light of new
data and
conditions.

- Interpretation
In their
interpretation
and application,
the provisions
of this
Ordinance shall
be held to be
the minimum
requirements
adopted for the
promotion of the
public health,
safety, morals,
and/or general
welfare of the
residents and
inhabitants of
the
Municipality.

- Uses Not
Provided For
Whenever, in any
District
established
under this
Ordinance, a use
is neither
specifically
permitted nor
denied and an
application is
made by the
property owner
to the Zoning
Officer for such
use, the
application
shall be
referred to the
Zoning Hearing
Board which
shall have the
authority to
permit the use,
or deny the use,
as a Special
Exception.
The use may be
permitted if it
is similar to
and compatible
with permitted
uses
(uses listed as
permitted,
conditional
uses, or special
exceptions)
in the district,
and in no way in
conflict with
the general
purpose and
intent of this
Ordinance and
the use is not
permitted in any
other district.
The Zoning
Hearing Board
may attach
reasonable
conditions to
the issuance of
a permit
incorporating
existing
standards from
similar uses in
the district and
such other
restrictions as
the Board may
deem
appropriate.

- Effective Date
This Ordinance
shall take
effect on the
2nd day of
April,
1979.
